With more than two decades of experience across Egypt’s real estate and commercial sectors, Moataz has developed a career around transformation. His professional journey has taken him from sales and international business development roles to senior executive positions where he has been responsible not only for generating revenue, but also for building teams, shaping brands and creating commercial structures from the ground up.
Over the course of his career, he has contributed to cumulative sales exceeding EGP 11 billion, worked across residential, mixed use, hospitality and investment focused developments, and helped companies move through important stages of growth.
His story is therefore not simply about selling property. It is about understanding people, reading the market and knowing how to turn commercial strategy into sustainable business performance.
A Career Built on Experience, Adaptability and Commercial Discipline
Moataz began his professional journey in real estate sales, developing his understanding of customer behavior and investment driven property markets. His early experience at Mena for Touristic and Real Estate Investment gave him a foundation in sales and client relationships.
He later moved into international sales and recovery with Damac Properties, where working across competitive markets expanded his understanding of international customers and the importance of relationship management.
His career then moved beyond traditional sales. At Alshaya Egypt, he worked in real estate management, identifying retail locations and negotiating lease agreements. At Raya Holding and Galleria 40 Mall, he managed sales, leasing and operations, gaining experience in the retail environment and learning how commercial decisions influence the performance of an entire development.
These experiences became important building blocks for the executive he would later become.
Rather than focusing on one narrow area of real estate, Moataz continued expanding his knowledge across sales, leasing, operations, business development, hospitality, investment and organizational leadership.
The Turning Point Was Learning to Build Organizations
One of the strongest themes throughout Moataz’s career is his ability to enter businesses at moments when structure and transformation are required.
At Tameer Developments, he took responsibility for a broad commercial division covering sales, marketing, operations and customer service. His work involved rebuilding teams, transforming the organizational culture and helping the company move toward a more modern private sector operating model.
This experience reinforced a principle that would become central to his leadership style. A strong commercial department cannot succeed in isolation. It needs the right people, systems, culture, positioning and processes working together.
That philosophy became even more important in his later executive positions, where he was repeatedly asked to build organizations rather than simply manage established teams.
Building Menassat From an Idea Into a Market Presence
At Menassat Developments, Moataz faced a different kind of challenge. He was involved in establishing the company from inception.
That meant thinking beyond sales targets. He helped shape the company name and brand identity, establish its organizational infrastructure, assemble the team and negotiate commercial agreements with partners and consultants.
The company went on to launch two projects, with one achieving a complete sell out. The business generated more than EGP 3 billion in sales during his tenure.
For Moataz, the experience demonstrated the importance of getting the fundamentals right from the beginning. A new real estate company needs more than a strong project. It needs an identity, a clear market position, a capable team and a commercial strategy that understands what customers actually want.
At Ajna, Strategy Became a Tool for Rapid Growth
His next major chapter came at Ajna Developments, where Moataz took on the role of Chief Commercial Officer.
The market was changing quickly, and developers were facing increasing pressure to offer products and payment structures that matched customer expectations. Moataz responded by focusing on commercial efficiency, restructuring operations and strengthening the relationship between marketing, sales and business planning.
During his tenure, sales value doubled within one year while marketing expenditure was reduced.
The achievement reflected an approach that has followed him throughout his career. Growth does not always require spending more. Sometimes it requires understanding the market better, improving the sales process and ensuring that every commercial decision has a clear purpose.
Juzur Showed His Ability to Create a Company From Zero
At Juzur, Moataz once again took on the challenge of building rather than simply managing.
He was involved in creating the company from the ground up, from developing its identity and organizational structure to recruiting the team and establishing its commercial framework.
Juzur entered the market with an international investment structure and a portfolio designed around different real estate opportunities. The company positioned itself around the idea of roots, connection and long term value, creating a brand identity that went beyond the traditional developer model.
Moataz’s commercial leadership helped the company generate more than EGP 6 billion in sales and exceed agreed commercial targets.
The chapter also reflected an important part of his philosophy. Understanding the customer is central to real estate success. Location, product, pricing and payment plans must work together if a development is expected to perform in a competitive market.
Salam Properties Became Another Major Transformation Chapter
Moataz’s most recent executive chapter at Salam Properties brought together many of the experiences he had developed throughout his career.
As Chief Commercial Officer, he led commercial strategy across a portfolio of ten concurrent projects. During a 12 month period, the business doubled its sales value and generated around EGP 2 billion in revenue while maintaining marketing costs at a reported four percent of revenue.
The work extended far beyond sales.
Moataz was involved in organizational restructuring, rebranding and leadership appointments across divisions. He also worked on strengthening existing developments and helping increase the value of legacy projects.
One flagship project reportedly generated close to EGP 1 billion in sales at market entry, while existing development sales grew significantly.
The period also saw Salam Properties pursue partnerships with major international names. Collaborations involving Hilton Hotels, Real Madrid and e and Egypt reflected an effort to connect real estate development with hospitality, lifestyle, technology and international brand recognition.
His involvement in the development of The Residence New Cairo also highlighted this approach. The project was positioned around an integrated lifestyle concept, with residential, commercial and hospitality elements and partnerships designed to increase customer and investment value.
A Commercial Leader Who Looks Beyond the Sales Number
What distinguishes Moataz is the breadth of his commercial perspective.
For him, sales are an outcome rather than the entire strategy. Behind strong sales performance are decisions about branding, positioning, pricing, customer experience, team structure, partnerships and operational discipline.
This mindset has allowed him to move between different types of real estate businesses and adapt to different stages of corporate development.
Sometimes the challenge has been to transform an existing company. At other times, it has been to build an organization from nothing. In both situations, his focus has remained on creating structures that can support sustainable growth.
His Academic Journey Added Another Dimension
Alongside his executive career, Moataz continued investing in education.
He earned a Bachelor of Commerce in Accounting from Ain Shams University before completing an MBA and later a Doctor of Business Administration.
His doctoral research focused on regulatory reform within Egypt’s real estate market, particularly the challenges that emerged following the development of the New Administrative Capital.
The research explored issues including developer insolvency, consumer protection, market standardization and the need for stronger governance.
This academic direction reflects an interest that goes beyond commercial performance. Moataz has increasingly looked at the wider structures that influence the future of Egypt’s real estate industry.
