From Supermarket Shelves to Abu Dhabi Real Estate

The emirate’s property market has entered a period of remarkable activity. Off plan transactions represented 89 percent of residential sales value and 82 percent of deals.

For James, these figures reinforce what he has been seeing on the ground.

Saadiyat is another market James considers significant. The island recorded AED 13.3 billion in residential sales during the first half of 2026, while major new developments continue to strengthen its position as a luxury residential and cultural destination.

The launch of Marsa Al Saadiyat in July 2026 further demonstrates the scale of Abu Dhabi’s ambitions. The AED 100 billion development is planned across 6.4 million square metres and includes an extensive waterfront, beaches, walking and cycling infrastructure and an underground Etihad Rail station.

For James, developments of this scale represent more than new property launches. They are part of the wider transformation of Abu Dhabi.

As his own career has developed, James has also become increasingly focused on building a brokerage that reflects the way he believes sophisticated investors should approach real estate.

When asked about the achievement he is most proud of, James finds it difficult to choose just one.

His career has covered a remarkable distance, particularly considering where it started. Yet rather than focusing heavily on the past, he prefers to look ahead and continually raise his own expectations.

Still, 2026 stands out.

This year, James purchased a five bedroom villa spanning approximately 8,500 square feet on Hudayriyat Island, turning a location he believes in professionally into his personal home.

At the same time, he made a significant shift in his business strategy following the regional conflict that began in March.

The result was a record performance, with James targeting more than AED 100 million in Abu Dhabi off plan sales during the first half of 2026.

His achievement comes at a time when Abu Dhabi’s property market has demonstrated considerable resilience. Total real estate transactions reached AED 117 billion in H1 2026, representing a 112 percent increase year on year, according to official market data.

The market’s strength has created opportunities, but James believes understanding where the emirate is heading is just as important as understanding where it stands today.

Looking Beyond Today’s Property Market

James’ ambitions for the next five years extend beyond sales targets.

A major priority is strengthening his relationships with government backed developers responsible for shaping Abu Dhabi’s future communities.

His relationship with Modon forms an important part of that strategy, particularly as the developer continues to shape Hudayriyat Island, Reem Island and other major destinations across the emirate.

James wants to remain close to the developments that will define Abu Dhabi in the years ahead, while continuing to invest personally across the emirate.

That personal involvement is important to his approach. James is not simply discussing locations with clients from a distance. His own investment decisions reflect his belief in the long term potential of the market.

He describes one of the most exciting parts of his journey as watching predictions he made years ago begin to become reality.
