From Supermarket Shelves to Abu Dhabi Real Estate
James Morris’ journey into property investment was anything but conventional. Long before advising high net worth clients on Abu Dhabi real estate, he was a teenager who left school at 15 and began his professional life in a UK supermarket.
He spent almost seven years there, developing the discipline and work ethic that would later shape his career. Rather than allowing an unconventional beginning to limit his ambitions, James used it as a foundation for something much bigger.
His move into property began in the UK, where he worked as a property investment consultant before progressing into senior leadership as a director and shareholder. His career also took him into major Asian markets, including Hong Kong and Singapore, where he sold property and built relationships with international investors.
These experiences taught him more than sales. They gave him insight into how investors think, what creates confidence and why long term relationships matter more than short term transactions.
Building a New Chapter in the UAE
In 2023, James established his UAE company and turned his attention towards the country’s rapidly developing property landscape.
For him, the move was about more than entering another real estate market. It was about finding a place where his experience, ambition and long term vision could come together.
Abu Dhabi quickly became the centre of that vision.
The emirate’s property market has entered a remarkable period of activity. According to the Abu Dhabi Real Estate Centre, residential unit sales reached AED 70.4 billion in the first half of 2026, compared with AED 25.3 billion during the same period in 2025. Off plan transactions represented 89 percent of residential sales value and 82 percent of deals.
James sees these figures as confirmation of what he has been experiencing on the ground. His focus is particularly on the off plan Abu Dhabi market and emerging destinations including Hudayriyat, Saadiyat, Rahman, Fahid and Lulu Island.
Why Abu Dhabi Has Become His Focus
James sees Abu Dhabi as a market driven by more than short term momentum. Its appeal comes, in his view, from government backed development, long term infrastructure planning, lifestyle investment and growing international interest.
Hudayriyat is particularly important to him, both professionally and personally. He has invested in the island himself and will make it his home once his five bedroom villa is completed in Q1 2028.
The latest market figures show why the location has attracted attention. Hudayriyat Island recorded AED 19 billion in residential sales during the first half of 2026, representing 27 percent of Abu Dhabi’s residential sales value and making it the leading area in the emirate during the period.
Saadiyat is another market James considers significant, recording AED 13.3 billion in residential sales during H1 2026.
The announcement of Marsa Al Saadiyat in July 2026 further demonstrates the scale of Abu Dhabi’s ambitions. The AED 100 billion development is planned across 6.4 million square metres and includes a waterfront, beaches, walking and cycling infrastructure and an underground Etihad Rail station. The development is set to launch this month.
For James, developments of this scale represent more than property launches. They are part of the wider transformation of Abu Dhabi.
Building a Boutique Brokerage Around Expertise
James is building a deliberately boutique brokerage with a small team of skilled brokers. The objective is not to create a large sales organisation, but a specialist team capable of understanding the wider forces influencing investment decisions.
For James, knowledge of UAE real estate is only one part of the equation.
His brokers are expected to understand financial markets and macroeconomics, considering factors such as interest rates, global capital flows, economic cycles, market sentiment and regional development alongside individual properties.
This approach reflects his experience with international investors. High net worth clients often want more than a property transaction. They want perspective, insight and confidence in the person advising them.
The boutique model allows James to maintain a personal approach while surrounding himself with professionals who share his standards for knowledge, professionalism and client service.
Relationships at the Heart of His Strategy
Despite the numbers, James does not believe real estate success is simply about identifying the right project.
For him, relationships remain the foundation.
He believes authentic relationships that last over many years create the strongest business opportunities. A satisfied buyer can become a repeat client, while a successful investment can generate referrals and open doors to wider high net worth networks.
His approach is straightforward: be authentic, remain consistent and work harder than the competition.
He also believes success comes from being comfortable with who you are rather than trying to imitate someone else.
That mindset has helped him evolve from a property consultant into a professional focused on long term relationships with investors and major developers.

An important part of James’ Abu Dhabi strategy has been the close relationship he has developed with the senior leadership team at Modon.
The sovereign wealth backed developer has become a major force in shaping some of Abu Dhabi’s most significant emerging destinations, including Hudayriyat Island and Reem Island.
For James, relationships with senior leadership at major developers are about more than access to property opportunities. They provide insight into the long term vision behind the communities being created and allow him to communicate that vision more accurately to investors.
His relationship with Modon is something he is particularly proud of. It reflects the importance he places on genuine professional relationships with the organisations shaping Abu Dhabi’s future.
Rather than focusing only on what exists today, James wants to understand what Abu Dhabi is becoming and where future value may emerge.
A Record-Breaking 2026
When asked about the achievement he is most proud of, James finds it difficult to choose just one. His career has covered considerable ground, particularly considering where it started.
Still, 2026 stands out.
This year, James purchased a five bedroom villa spanning approximately 8,500 square feet on Hudayriyat Island, which will become his personal home upon completion in Q1 2028.
At the same time, he made a significant shift in his business strategy following the regional conflict that began in March.
The result was a record performance, with James targeting more than AED 100 million in Abu Dhabi off plan sales during the first half of 2026.
Abu Dhabi’s property market also demonstrated considerable resilience, with total real estate transactions reaching AED 117 billion in H1 2026, representing a 112 percent increase year on year, according to official market data.
For James, understanding where the emirate is heading is just as important as understanding where it stands today.
James Morris Looking Beyond Today’s Property Market
James’ ambitions for the next five years extend beyond sales targets.
A major priority is strengthening his relationships with government backed developers responsible for shaping Abu Dhabi’s future communities. His relationship with Modon forms an important part of that strategy.
James also intends to continue investing personally across the emirate.
That personal involvement is important to his approach. He is not simply discussing locations with clients from a distance. His own investment decisions reflect his belief in the long term potential of the market.
One of the most exciting parts of his journey, he says, is watching predictions he made years ago begin to become reality.
For someone who has spent years studying property markets and working directly with investors, seeing a vision turn into physical communities can be particularly rewarding.
A Career Built on Raising the Bar
